How do you design for a neighborhood with five distinctly different types of apartment communities? 

No Walls Studio partnered with Alatus to define a spatial and brand strategy for their upcoming Hopkins neighborhood development. 

We started by studying the range of residents who could possibly live in the development to understand what they care about and what’s missing in their current situations. We also wanted to learn about the cultural nuances of the region and how to advance the positive changes in the broader city. 

We compiled a team of architects, space planners and interior designers to create in-going concepts that we shared through an extensive series of interviews. 

From there, we revised our spatial concepts–architecture, landscape architecture, space types, and services–with more consumers. We layered on a quantitative approach to segment users into categories. And we added a foundation of cultural insights to chart the future preferences for residents in the Twin Cities. 

Finally, we landed on a deep understanding of the market, clear design principles, tested space types, customer segments and brand directions for all five assets. Enough guidance to design an inspiring development that will resonate far into the future.

Making everyone feel at home.

The Hopkins development (325 Blake Road) spans a variety of different types of housing, short term rentals, a public park, a creek fit for water sports, a bike trailhead and access to the light rail. Our job was to create a sense of community across all of these different experiences. 

To this end, we worked with an interdisciplinary team–both inside and outside of No Walls Studio–to bridge the gap between insights and architecture. We tested the limits of the design to find ways to be cohesive: nuances in the circulation of residents and public guests, signage and wayfinding innovation, rentals and mobility opportunities, and much more. We gathered data on how people live locally and where housing is successful and unsuccessful. We sourced precedent from around the globe to expand the bounds of our thinking. We considered the personalities and perspectives that line up best with each housing type and the strategy for turning character into space type. Ultimately, we created a plan to support harmonious interactions between the large and unique groups of people who will visit and live in this community for the foreseeable future.

The rich text element allows you to create and format headings, paragraphs, blockquotes, images, and video all in one place instead of having to add and format them individually. Just double-click and easily create content.

Static and dynamic content editing

A rich text element can be used with static or dynamic content. For static content, just drop it into any page and begin editing. For dynamic content, add a rich text field to any collection and then connect a rich text element to that field in the settings panel. Voila!

How to customize formatting for each rich text

Headings, paragraphs, blockquotes, figures, images, and figure captions can all be styled after a class is added to the rich text element using the "When inside of" nested selector system.
